How are Receiverships beneficial to secured creditors?

In situations where the debtor and owner of a property is wasting or not managing the collateralized asset, the secured creditor can regain immediate control over its secured interest by the appointment of a neutral third party.   There may be certain advantages to a receivership being put into place prior to ownership of the asset coming back to the bank through foreclosure.
